A good rule of thumb is to make sure that any painting, cleaning, or decluttering should be completed a week prior to the listing going live. We can also discuss if upgrades or renovations are needed and if so, we have the resources to help get it done in a cost-effective manner.

Upon the initial walkthrough of the property, we will let you know if professional home staging would increase the net proceeds from the sale of your home. It is important for potential buyers to be able to see themselves in your property without distractions and understand how a floorplan can work for them.

When these important tasks are completed, we can hire a professional photographer to photograph your property – making a great first impression that stands out is key. In addition, we can have professional video taken of your home that helps potential buyers understand the flow of your property.

Once we set a day and time for a photographer to arrive, we will make sure your house is ready. Here are a couple bullet points to keep in mind during the photoshoot.

  • Make sure there are minimum number of people at the property
  • Photoshoots range from 1-3 hours, depending on the size of the house
  • Remove all personal and miscellaneous items and make sure they are put away  
  • Tidy the exterior of the property

After the professional photography is done and the home is listed the listing agent will show the home by appointment only. If preferred, we can conduct a virtual showing as well.
